It’s easy to book your vacation rental. Choose the method that works for you:
Book Online: Browse our website, www.sandnsea.com, at any time of the day, on any day of the week, and view photographs, floor plans, and maps. Then just book your reservation online. When you book online, you receive Guest Advantage points! Click here to read more about our GuestAdvantage Program.
Book by Phone: Call our toll-free line at 800.880.2554, and a Rental Agent will assist you.
Book in Person: Visit our Galveston office at 13706 FM 3005, at the entrance to Pirates Beach. Our office is open daily from 9:00 a.m. to 5:00 p.m. We show houses for weekly stays. Showings are by appointment only; maximum three showings.
Leaseholder Responsibilities
The leaseholder is responsible for payment, deposits, property damages and all responsibilities spelled out herein and in the rental contract. The leaseholder's primary residence address and e-mail address will be used for all notices and correspondence. Please be sure to read your lease very carefully.
Payment and Confirmation is Easy:
1. Reserve your house – online, on the phone or at the office.
2. Receive paperwork: After a reservation is booked, the leaseholder will receive a Rental Contract, Guest Registration and GARM forms via e-mail. Your reservation is not confirmed until we receive these signed documents and your payment.
3. Review and sign the Rental Contract, Guest Registration and GARM forms.
4. Return your signed paperwork along with your payment.
5. Receive a Deposit Confirmation – it will be e-mailed to the leaseholder once all paperwork and the payment have been processed.
Rental Fee: The rental fee includes all applicable taxes and fees, as well as a non-refundable $50 reservation fee; travel insurance is optional. The advance payment is approximately 50% of the rental fee, plus the non-refundable reservation fee which is added to each reservation and optional Travel Insurance premium.
Reservation Fee: A non-refundable $50 reservation fee is applied to all reservations. The reservation fee is non-refundable under any circumstances.
Advance Payments: Advance payments must be paid by check. Sorry, we do not accept credit cards for advance payments.
The payment is due along with your signed Rental Contract and completed Guest Registration and GARM forms within seven days of making the reservation.
Balances: The remaining balance is due at check-in and may be paid by debit or credit card (Visa & MasterCard accepted), money order, cashier’s check or cash. Checks will not be honored at check-in. If you would like to pay the remaining balance with a check, please be sure to submit your payment 45 days prior to your arrival date.
The credit card used for payment must be presented by cardholder at check-in.We are unable to substitute credit cards. No exceptions.
Please note:
- If your paperwork and payment are not received within seven days of booking, your reservation is automatically cancelled.
- The returned-check fee is $50.

If your arrival date is more than 30 days from the date of the booking, your signed paperwork and payment (at least half of the total payment) must be mailed to our office within seven days of the booking.
The remaining balance is due at check-in and may be paid by credit card (Visa or MasterCard accepted), money order, cashier’s check or cash. Checks will not be honored at check-in. If you would like to pay the remaining balance with a check, please be sure to submit your payment 45 days prior to your arrival date.

If your reservation is made fewer than 30 days before check-in, it must be paid in full within 24 hours of your reservation – either by using a credit card, or in person, at our office.Checks are not accepted for reservations made fewer than 30 days before arrival.

| HOLIDAYS AND PEAK SEASON RENTALS |

PEAK SEASON: During peak season (May 17 – August 15, 2010) a minimum seven-night stay is required. Check-in is on Mondays and Fridays between 4:00 p.m. – 6:00 p.m. Check-out is on Mondays and Fridays at 10:00 a.m.
For rentals of less than seven nights during peak season, visit www.sandnsea.com and click on Summer Weekends to check for last-minute summer weekend stays.
HOLIDAYS: The following holidays require minimum stays:
Spring Break: 7 night minimum
Memorial Day: 3 night minimum
Labor Day: 3 night minimum
Thanksgiving: 4 night minimum
Christmas/New Year: 3 night minimum
Holiday rental rates have a surcharge:
- Thanksgiving, Christmas, and New Year’s - 30% over Low Season rates
- July 4th - 5% over Peak Season rates
- Labor Day - 20% over Mid Season rates

With the exception of holidays and peak season rentals, Guests may arrive on any day. Saturday check-ins will not be honored during the months of September, October, April or May.
SECURITY DEPOSITS: A refundable, cash security deposit is required for all April and May rentals. Also, at other times, at the broker's discretion, a cash security deposit will be required. Security deposits must be paid in cash at check-in, and refunds will be made within 30 days of departure. No exceptions.
PEAK SEASON: During peak season (May 17 – August 15, 2010) check-in is either on Monday or Friday, depending on the house, between 4:00 p.m. – 6:00 p.m.
LOW & MID SEASON: During low and mid seasons check-in is between 3:00 p.m. – 5:00 p.m.
Only the leaseholder is allowed to check in and receive keys. The credit card used for payment must be presented by cardholder at check-in.We are unable to substitute credit cards. No exceptions.
PEAK SEASON: Peak season check-in time for all Guests is at 4:00 p.m.; this allows our housekeeping staff time to prepare your vacation property properly.
During Peak season and holidays, office hours are extended to 6:00 p.m. on check-in days. Please plan to arrive by then. (Please see LATE ARRIVALS below.)
Please don't pressure our staff to let you into your property before 4:00 p.m. There's plenty to do while you wait – enjoy our beaches, take a walk on the seawall or visit a local attraction. Sometimes, it may be necessary to delay check-in beyond 4:00 p.m., but that is extremely rare.
If a property becomes ready for early check-in, Sand `N Sea will contact you via cell phone.
Under no circumstances should guests go directly to or enter their vacation property before check-in.
PEAK SEASON EARLY CHECK-IN: Eager to start your vacation? Sand `N Sea offers a limited number of 1:00 p.m. check-ins for an additional $100. Availability is limited so please call us as soon as possible to book your Peak Season Early Check-In. Early check-in requests must be cancelled 2 weeks prior to arrival to receive reimbursement of $100 fee.
LATE ARRIVALS: Sorry, but keys cannot be left out for late arrivals (after 5 p.m. in Low and Mid Seasons and after 6 p.m. in Peak Season) and no exceptions are made - security for guests and property owners! If you cannot avoid a late arrival, call the office to see if a late check-in is possible or whether you will need to check in the following morning. Please note: When a late arrival is available, there is a $50 fee for late arrivals, payable in cash to the Rental Agent at check-in.
During the Low and Mid Seasons, arrival times may be more flexible, based upon availability. Check with our office to see if an early check-in is possible. The office closes at 5:00 p.m.
Only the leaseholder is allowed to check in and receive keys. Sorry, no exceptions.
Unfortunately, all good things must come to an end! Check-out time is 10:00 a.m. NO EXCEPTIONS!
- Notify Sand `N Sea of any damage or maintenance issues.
- Place all trash in secured trash bags and leave in the outdoor trash cans or in Jamaica Beach, in the bins near the curb.
- Straighten and return all furniture to its original configuration.
- Leave all linens and towels in the home and all beds unmade.
- Clean and put away all dishes including those in the dishwasher.
- Clean all food out of the refrigerator.
- Leave the refrigerator and freezer settings on medium.
- Please turn off all small appliances such as coffee pot, etc.
- Turn off all inside and outside lights.
- Make sure all doors and windows are locked and secure.
- Return keys to our office by 10:00 a.m.
- If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee.
Drop the keys at the office and let us know how much fun you had during your stay! And don't forget to make your reservation for next year! Properties are available for advance reservations to departing guests first; advance reservations may be made up to one year in advance. There is a non-refundable $25 Advance Reservation Fee.
| CANCELLATIONS, REFUNDS & SUBSTITUTIONS |

We understand that there can be unforeseen emergencies that could cause you to cancel your reservation. Please note our cancellation policy:
- Substitutions: If the property you have booked is removed from the rental program or if extraordinary circumstances render the property uninhabitable, Sand `N Sea reserves the right to substitute a comparable beach property. If comparable accommodations are not available, then Guests may choose from available properties at the published rates or request a refund.
- Changes: Once your reservation is confirmed (when the payment, signed Rental Contract, and completed Guest Registration and GARM forms are received), any cancellations, changes of dates, or switching of properties will invoke the cancellation policy.
- Cancellations 30 or more days before date of arrival: A full refund will be issued, minus a Cancellation Fee ($50), Non-Refundable Reservation Fee ($50), and Travel Insurance premium, if taken. If you purchased Travel Insurance, be sure to call Travel Guard to see if your cancellation is covered.
- Cancellations fewer than 30 days before date of arrival: A full refund will be issued, minus a Cancellation Fee ($50), Non-Refundable Reservation Fee ($50), and Travel Insurance premium, if taken, only if Sand `N Sea is able to re-rent the property for the same time period. Sorry, but Sand `N Sea is not able to transfer your reservation to an alternative date. If you purchased Travel Insurance, be sure to call Travel Guard to see if your cancellation is covered.
- Refund checks will be issued to the leaseholder within 30 days after cancellation.
- The credit card used for payment in reservations less than 30 days prior to arrival must be presented by cardholder at check-in.
Sand `N Sea works very hard to maintain a quiet atmosphere for the enjoyment of Guests and our West Galveston neighbors, and we rent only to family groups and responsible adults older than 25 years of age.
OCCUPANCY: The maximum number of Guests allowed in each property is listed on our website and on your rental contract. All Guests and their vehicles must be listed on the Guest Registration form. Exceptions are made only for infants under the age of two.
PARTIES & GATHERINGS: Occasions such as parties, weddings, receptions, company gatherings or picnics are not allowed. We do not rent to prom groups, school or graduation groups, fraternities or sororities, or youth groups with or without adult supervision. Adults cannot rent properties on behalf of underage guests.
Any use of the property for purposes other than family vacations must be addressed at the time of the reservation.
SECURITY DEPOSITS: A refundable, cash security deposit is required for all April and May rentals. Also, at other times, at the broker's discretion, a cash security deposit will be required. Security deposits must be paid in cash at check-in, and refunds will be made within 30 days of departure. No exceptions.
SMOKING: All Sand `N Sea vacation properties are non-smoking. No exceptions. Violation of the smoking policy will result in eviction and forfeiture of all monies. In addition, the guest will be charged $250 for the additional cleaning of the property.
DOGS: Guests will be subject to eviction without refund if pets are found at a property that does not allow pets. There are several pet-friendly properties available for rental; please contact a rental agent for assistance finding a pet friendly home. See Pet Policy.
Guests must comply with these occupancy and Rental Policies and all subdivision restrictions. Violation of these policies may result in eviction and forfeiture of all monies.
Sand `N Sea reserves the right to refuse service to anyone: All rental properties are leased without regard to race, color, religion, sex, national origin, handicap or sexual orientation.
Sand `N Sea loves pets and several properties are pet-friendly; up to two small dogs are allowed. Click here to see our list of pet-friendly properties.
- Be sure to ask about these properties when you speak with the Rental Agent. You can also search for pet-friendly properties on our website, www.sandnsea.com
- A $100 non-refundable pet fee will be added to each reservation in a pet friendly property.
- For tips on making your dog’s vacation a great one, see page 7.
- Pets should never be left alone in a vacation home. If it is an emergency and you must leave them, pets must be placed in a pet carrier or crate.
- Leash laws must be followed at all times.
- All dog waste must be disposed of prior to your departure or additional cleaning fees will be charged.
- Repair and/or cleaning fees will be charged if a pet damages or soils a property.
- Guests will be subject to eviction without refund if pets are found at a property that does not allow pets.

To help preserve the quality of life on West Galveston Island, subdivisions limit the number of cars which can be parked at properties. Most subdivisions allow four cars at each property. Parking is not allowed on streets, lawn areas, or dunes. Parked cars may not impede emergency vehicle access at any time. Additional cars may be parked at the Sand `N Sea office.
RVs and campers are not permitted on the grounds of any property at any time.
Check with your Rental Agent about parking restrictions for your specific vacation property.
| CHOOSING YOUR VACATION RENTAL |

Our rental properties are individually owned and reflect the taste of the owners. They vary in size, décor, and amenities; pictures and floor plans are on our website.
For rentals of seven nights or more, we'll be happy to show you up to three properties (per reservation) as long as they're not occupied and a Rental Agent is available to accompany you. Appointments are required.
Please note: Prospective Guests will not be given keys to view the properties alone.
Locations of our properties vary. Our Rental Agents can answer specific questions regarding views or beach access.
- Beachfront: There is nothing between the property and the Gulf, except a dune, a dune crossover, or sand.
- Beachside: The property is on the Gulf side (south) of FM 3005. You may or may not have a view of the Gulf. Your walk to the beach could be as little as 20 yards or up to four blocks, depending upon the location of the property.
- Canal/Bay: The property is located either on a canal or on Galveston Bay, north of FM 3005.
All of our properties feature standard household items including cable or satellite TV, central air/heat, microwave, coffee maker, toaster, pots and pans, BBQ grills, dishes, utensils and glassware. Most houses have telephones; ask your rental agent.
Unique and specific equipment and/or amenities for each property are listed in the individual property descriptions located on our website. Hot tubs, additional TVs, VCRs, DVDs, porch furniture, dock access, recreational games and equipment, and similar items are furnished as a courtesy by the owner and are not guaranteed by Sand ’N Sea.
All equipment in each property should be in working order when you check in, but things do break down unexpectedly! Please report any inoperative equipment or problems to the office immediately.
Housekeeping or maintenance problems will not be addressed at check-out or after you return home. Sand `N Sea cannot be held accountable for problems we are not aware of.
When you report a problem, you can expect a courteous and professional attitude to problem solving, and we will make every reasonable effort to resolve the problem promptly. Please understand that emergencies take precedence.
However, under no circumstances will there be a reduction of rent for any mechanical failure of air conditioners, dishwashers, refrigerators, washers, dryers, cable or satellite TV, Internet access, televisions, VCRs, DVD players, hot tubs, swimming pools or any other appliances or amenities.
Grills must be used outdoors on the ground level. Grilling on decks is a fire hazard and is strictly forbidden by City Ordinance.
High chairs, cribs, and rollaway beds are available through local vendors. We’ll be happy to refer you to them; call our office for details.
NOTE: Every effort has been made to ensure the accuracy of the property information on our website; however, it is not guaranteed. It is subject to errors, omissions, change of price, change of property contents and/or features, or withdrawal without notice.
Each property will be supplied with the appropriate amount of sheets and towels to suit the property’s capacity, so everything will be ready for you to kick off your shoes and relax! For each person, a bath towel, hand towel and wash cloth will be furnished. There will be two kitchen towels and pot holders.
Standard beds will be made up with linens, blankets and bedspreads. Due to insurance regulations, our housekeepers cannot make up bunk beds, sofa sleepers or trundle beds; however, linens will be supplied for each of these beds.
In order to avoid additional charges, please be sure that all linens remain in the property when you leave.
- Paper and kitchen products: Toilet paper, paper towels, coffee filters, plastic wrap, aluminum foil, trash bags
- Cleaning supplies: Dishwasher soap, dishwashing liquid, laundry detergent
- Non-perishable food items: Condiments, sugar, etc.
- Beach supplies: Cooler, hats, beach umbrella, beach chairs, beach towels, sun block, mosquito repellent
- Grill supplies: Charcoal and lighter fluid
- Personal supplies: Bath soap, shampoo, etc.
- And, of course, the kids!
- Starter Bag: Sand `N Sea provides each property with a "starter bag" containing 2 rolls of toilet paper, kitchen trash bags, 2 small bath soaps, a sponge and some other goodies!

At check-in, all Sand `N Sea guests staying in Pirates Beach, Pirates Cove, Pirates Beach West, and Indian Beach properties will receive a complimentary pass to the Galveston Country Club and will have access to the 18-hole golf course, swimming pool, tennis courts and dining facilities.
COUNTRY CLUB FEES: The Galveston Country Club charges $5 per person per day for use of the pool or the tennis courts; also, guests pay green fees and food and beverage charges. The Country Club pool is open from Memorial Day through Labor Day, and it is closed on Mondays. This information is subject to change. Ask your Rental Agent for up-to-date information.
Some subdivisions have pools, and the opening and closing dates vary at the subdivision’s discretion. These subdivisions, such as Sea Isle, charge a fee (approximately $30) for a pool and/or fishing-pier pass. This information is subject to change. Ask your Rental Agent for up-to-date information.

Telephones: Most Sand ‘N Sea properties have telephones; check with the Rental Agent. You will be given the telephone number at check-in.
You may have mail, packages or faxes sent to Sand `N Sea prior to and during your stay.
Packages sent via FED EX or UPS must be addressed to: YOUR NAME, HOUSE NAME, Sand `N Sea Properties, 13706 FM 3005 Galveston, TX 77554.
For standard letters sent via U.S. mail, address them to: YOUR NAME, HOUSE NAME, Sand `N Sea Properties, 4127 Pirates Beach, Galveston, TX 77554.
Faxes may be sent to 409.737.5168 – make sure that your name and Sand 'N Sea house name is on it.
Retrieving mail, packages and faxes: Just come by the office during regular office hours: 9:00 a.m. - 5:00 p.m.
Checking e-mail: There is a computer in the lobby which is available for use during office hours.
Sand `N Sea is a founding member of the Galveston Association of Rental Managers (GARM).
All GARM members require their guests to sign a Guest Agreement which outlines all local, subdivision and property management company rules.
The GARM Guest Agreement will be e-mailed to you, along with your Rental Contract, Guest Registration forms and travel insurance information.

With the exception of pet damage, the leaseholder will not be responsible for the first $1,000 of accidental damage to the property or its contents caused by the Guest, the Guest's family, or invited guests.
However, the leaseholder will be responsible for any such accidental damages in excess of $1,000 and for all damage or loss to the vacation property and its contents that is not the result of accidental damage.
Accidental damage is defined as unintentional damage from unforeseen accidents; it does not include loss or damage resulting from intentional acts, gross negligence, willful and wanton conduct, or damage or loss caused by a pet or other animal brought onto the premises by the leaseholder, the leaseholder’s family, or invited guests.
If damage occurs during your stay, be sure to call the office right away so that we can take care of it for you.

Non-compliance with the Rental Contract, these rental policies, occupancy rules, subdivision restrictions, GARM Guests’ Agreement, or pet restrictions – as well as any illegal activity or conduct creating a nuisance, waste, hazard, or disturbance – are each grounds for immediate eviction without refund.
| MAINTENANCE AND EMERGENCIES |

Sand `N Sea has a terrific maintenance staff which is available seven days a week to take care of everything from routine maintenance to plumbing problems. If you need something, please call us immediately.
You will receive our after-hours emergency telephone number at check-in. For non-emergency issues, please call the office during office hours.
| HURRICANE POLICY, MANDATORY EVACUATIONS & TRAVEL INSURANCE |

Sand `N Sea Properties does not offer refunds in the event of a mandatory hurricane evacuation nor will Sand `N Sea transfer the reservation to alternative dates in the case of an evacuation – whether voluntary or mandatory.
In the event of an ordered evacuation due to hurricanes or other storms, you are required by state law to evacuate the property. If you have declined trip cancellation insurance, you shall not be entitled to a refund by Sand `N Sea. Refunds for the period of mandatory evacuation will be made solely by Travel Guard, provided the Guest has purchased optional trip cancellation insurance. Refunds and coverage issues will be processed and determined solely by Travel Guard.Refer to the trip cancellation policy or contact Travel Guard directly for specific information and/or refund procedures. If you leave due to “Storm Warnings” or “Voluntary Evacuation,” Sand `N Sea will not issue refunds. Sand `N Sea will not issue refunds in part or in full for inclement weather.
We strongly recommend that Guests purchase travel insurance for stays occurring during hurricane season - June 1 through November 30. Please see the “Trip Cancellation and Travel Interruption Insurance” section below. For details on the All Seasons Travel Plan, click here.
The All Seasons Travel Plan covers the rental rates and taxes paid for the home you reserved, and it does not cover the insurance premium. If you have questions, please call Travel Guard at 1-877-249-5376, and refer to product #008573 P1.

OFFICIAL NOTIFICATION: By signing the Rental Contract, each Guest acknowledges being offered insurance to compensate the Guest for losses or damages resulting from loss of use of the property due to a mandatory evacuation order. If the Guest refuses said offer to purchase travel insurance, the Guest shall not be entitled to a refund of monies paid. The Guest also agrees to comply with all orders of evacuation.
Things happen! Unforeseen circumstances such as sudden illnesses, job loss, deaths, or hurricanes do occur.
Travel Guard's All Season's Travel Plan is offered to help protect your vacation investment. This insurance is optional, but we recommend it so that you may be financially reimbursed in case of unforeseen events.
The All Seasons Travel Plan reimburses the rental rates and taxes paid for the home you reserved. It does not cover the insurance premium. If you have questions, please call Travel Guard at 1-877-249-5376. Refer to product #008573 P1.

Travel Insurance premiums are non-taxable and are non-refundable under any circumstances.
All Guests will receive a brochure outlining the travel insurance along with the Rental Contract, Guest Registration and GARM forms. If you choose to buy travel insurance, you must purchase it when you make your initial rental payment.

Please note: Travel Insurance can only be purchased when you make your initial rental payment. Once the insurance fee is received, it is in effect, and it is non-refundable.
For 2011 reservations, please call the Sand `N Sea office at 800.880.2554. There is a $25 non-refundable Advance Reservation Fee.
Properties are available for advance reservations to departing Guests first; advance reservations may be made up to one year in advance.
Sand `N Sea is not responsible for items left behind in properties. Every attempt will be made to locate lost items, but there is no guarantee that they will be found. Please check your property carefully before leaving.
There is a $50 fee to search for and/or retrieve lost items; retrieved items must be picked up at the office.
Retrieved items are kept at the office for 10 days; after 10 days, the items are donated to charity.
Sand ’N Sea's Guest Advantage™ plan is simple: Each time you book a house online, you will earn points towards a free weekend (2 nights) vacation at a Sand `N Sea property!

Due to Hurricane Ike, Sand `N Sea’s inventory is reduced. Therefore, a limited number of free Guest Advantage stays will be awarded in 2010. However, Guest Advantage accounts will remain active, and guests can continue to accumulate points during the year.
Sand ’N Sea Properties, Inc., a Texas corporation d/b/a Sand ’N Sea Properties, is acting solely in the capacity as management agent and is not the "Landlord" for purposes of Chapter 92 of the Texas Property Code with respect to the rental of any vacation home. Each rental of a vacation home is at will and on a day-to-day basis, and each Guest agrees that only one days' notice to vacate is required pursuant to Chapter 24 of the Texas Property Code, and that no notice to terminate the Guest's tenancy with respect to any vacation home is required pursuant to Chapter 91 of the Texas Property Code. To the fullest extent allowed by law, each Guest waives any notice or other requirement that a "Landlord" is required to provide to a "Tenant" under Chapter 92 of the Texas Property Code. To be effective, any notice or request for disclosure by the Guest with respect to the rental of the vacation home or otherwise with respect to these matters must be in writing and delivered to Sand ’N Sea Pirates Beach at its office address.
The rental of each vacation home is made with no implied warranties of merchantability, habitability, fitness for a particular purpose, or any other kind and each vacation home is rented in its present condition, "as is – with all faults."
Subject to the prior provisions in these Rental Policies regarding accidental damage to the house and its contents, Guest shall indemnify, defend, and hold harmless Sand ’N Sea Pirates Beach and the owner of the house, their employees, agents, and representatives, and all of their successors and assigns (together, the "covered parties), from and against any and all losses, claims, damages, liabilities, causes of action, costs, and expenses (including reasonable attorneys' fees) for personal injury or property damage arising from or in connection with Guest’s right of access to the house and property, occupation or condition of the house and property, and/or use of the house and property, and regardless of any negligence or strict liability on the part of any of the covered parties and regardless of the form of claim whether at common law, strict liability, negligence, or under any statute or regulation.
Sand ’N Sea Pirates Beach does not discriminate with respect to the rental of vacation homes based on race, color, religion, sex, familial status, national origin or disability.
These Rental Policies and the rental contract constitute the entire agreement regarding the rental of the vacation home and, unless incorporated herein and therein, there are no other oral representations, warranties, agreements, or promises pertaining to the rental of the vacation home. All these matters shall be construed in accordance with the laws of the State of Texas, and exclusive venue with respect thereto is in the State Courts of Galveston County, Texas.
The terms and provisions of these Rental Policies may be revised and amended at any time, and from time to time, by Sand ’N Sea Pirates Beach, and if so revised and amended and furnished to the Guest prior to the Guest's occupancy of the vacation home, they shall for all purposes be considered effective and binding upon the Guest, as so revised and amended.
Sand ’N Sea rental guidelines change from time to time. The most current version is found on our website, www.sandnsea.com, and is also provided to you along with your Rental Contract.

WHEN YOU FIRST ARRIVE…
Please walk through your vacation home and check thoroughly to make sure it has been cleaned to your satisfaction and everything is in working order (appliances, doors/windows, etc.) It is imperative that you call our office immediately if you determine there is a problem.
HOUSEKEEPING
Sand `N Sea’s goal is to provide you with clean accommodations and we will do everything to make sure that your house is ready for your stay. Upon check-in, please call the office immediately if the house is not cleaned to your satisfaction. Our housekeeping department will correct the problem in a timely and professional manner. Sand `N Sea cannot be held accountable for problems we are not aware of. Housekeeping or maintenance problems will not be addressed at check-out or after you return home.
INSECTS AND WILDLIFE
Unfortunately for locals and visitors alike, Galveston Island is home to many little critters, especially during the summer and warmer months. The American Cockroach (fondly referred to as the “Palmetto Bug”), ants, mosquitoes, love bugs and sand fleas are common invaders. Palmetto Bugs live in the trees and ground cover outside but can occasionally find their way inside, particularly in older homes.
We do our best to keep the pests away - all of our properties are cleaned after every rental and properties receive routine pest control treatments. An occasional roach or line of ants does not mean the property is infested or has been poorly maintained. Some tips: Keep your unit clean. Keep food sealed. All food should be stored either in the refrigerator or in sealed packages or containers. Bugs are attracted to food and water. Be sure to clean up all areas where food is prepared and served, clean up spills and crumbs from snack foods immediately and don't leave dirty dishes lying around. Bring your bug repellant. Please understand you are on a barrier island, and you may occasionally have “uninvited guests.” Sand `N Sea will not relocate guests or issue refunds or discounts due to bug sightings…sorry.
NEW CONSTRUCTION
Sand `N Sea cannot predict construction plans in the area. You may reserve a house at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any inconvenience that may result, but have no control in these situations and are not able to facilitate relocations or refunds.
OWNER CLOSETS
Most homes have locked owner’s closets or cupboards for the owners’ personal items. Please respect these areas and do not attempt to open them.
AIR CONDITIONERS
Please be conservative when using the air conditioner. Keep the thermostat at auto 70-75 degrees and keep windows and doors closed.
KEYS
Two sets of keys for your Island vacation home are issued at check-in. Please be sure to return both sets at check-out. If either set is not returned, you will be charged $25.00. We don’t want your money; we need to maintain key control.
FIREWORKS
Fireworks are not permitted on the property, including decks, walkways, driveways, yards and dunes and they are not permitted on beaches. ALL fireworks are prohibited on Galveston Island.
GRILLING
City ordinance prohibits using grills on decks or porches; it is a fire hazard. Grilling is permitted on the ground level, on concrete surfaces. Please be sure you clean the grill and dump the ashes before you leave so the next guest finds it ready for use.
MAINTENANCE
Every effort is made to keep each property and its equipment in good working order. Please notify our check-in office of any difficulty you encounter during your stay so repairs can be made. We will make every effort to eliminate any problems or have repairs made as soon as possible.
From time to time, it may be necessary for us to enter the vacation home during reasonable hours for any purpose connected with the repair, care or management of the property. If this is necessary, we will make every effort not to disrupt your vacation.
Sand `N Sea cannot be held accountable for problems we are not aware of. Housekeeping or maintenance problems will not be addressed at check-out or after you return home.
CHECKING OUT
Check-out time is 10:00 a.m. Prior to checking out, please follow the check list below to ensure that the next guest will be able to check in on time:
- Notify Sand `N Sea of any damage or maintenance issues.
- Place all trash in secured trash bags and leave in the outdoor trash cans.
- Straighten and return all furniture to its original configuration.
- Leave all linens and towels in the home and all beds unmade.
- Clean and put away all dishes including those in the dishwasher.
- Clean all food out of the refrigerator.
- Leave the refrigerator and freezer settings on medium.
- Please turn off all small appliances such as coffee pot, etc.
- Turn off all inside and outside lights.
- Make sure all doors and windows are locked and secure.
- Return keys to our office by 10:00am.
- If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee.
VACATION STARTER KIT
Sand `N Sea provides each property with a starter bag containing 2 rolls of toilet paper, kitchen trash bags, 2 small bath soaps, a sponge and some other goodies.
ERRORS AND OMMISSIONS
Every effort has been made to provide accurate and complete information in both our printed material and on our website; however, Sand `N Sea is not responsible for printing errors, omissions, equipment failure, changes in amenities or furnishings made by homeowners, or changes in views, neighborhoods or beach access.
