Choosing Your Vacation Rental
Our rental properties are all individually owned and reflect the taste of the owners. They vary in size, décor, and amenities. Our team members are regularly in each of the properties and will be able to answer any questions you may have.
FAQ - Can I see the property before I book my vacation?
You are always welcome to drive by the home and get a feel for the neighborhood before you choose your vacation home. At this time, we are not able to offer any interior tours. Remember, you can view interior photos & floor plans on our website, 24/7. Have a specific question? Reach out to us at firstname.lastname@example.org and we'll be happy to help!
Locations of our properties vary. Our Reservationists can answer specific questions regarding subdivisions, views or beach access. Wondering what it all means?
Beachfront: there is nothing between the property and the Gulf, except a dune, a dune crossover, or sand.
Beachside with Gulf View: the property is on the Gulf side (south) of FM 3005. Your view of the Gulf may be across greenway space, between neighboring homes, or from all of the decks. It will be easy to find!
Beachside: the property is on the Gulf side (south) of FM 3005. You may have a long, limited, or non-existent view of the Gulf. Your walk to the beach could be as little as 20 yards or up to four blocks, depending upon the location of the property.
Canal/Bay: the property is located either on a canal or on Galveston Bay, north of FM 3005.
Pet Friendly Properties
We offer over 60+ dog friendly vacation homes – bring the whole family to the beach!
A few things to remember:
- Two small dogs (each under 20 lbs.) or one medium dog (40-60 lbs.) are allowed.
- A $125 non-refundable pet fee will be added to each reservation in a pet friendly property.
- Repair and/or cleaning fees will be charged if a pet damages or soils a property.
Sorry, cats and other animals are not allowed at any of our beach houses.
All SNS vacation rentals include: cable or satellite TV, central air/heat, microwave, standard coffee maker, toaster, pots and pans, dishes, utensils and glassware.
Unique and specific equipment and/or amenities for each property are listed in the individual property descriptions located on our website. Hot tubs, additional TVs, VCRs, DVDs, deck furniture, dock access, recreational games and equipment, etc. are furnished as a courtesy by the owner and are not guaranteed by Sand `N Sea.
Swimming Pools, Fishing Piers & Golf
Subdivisions restrict use of their amenities to guests staying in that subdivision. Ask your Reservationist for up-to-date information regarding rates and pool availability in your property's neighborhood. Read on for more details on pool access during your vacation.

JAMAICA BEACH POOL: The Jamaica Beach pool is open to the general public and charges a fee, per person, per day (children 6 & under are free). There are shower and bathroom facilities on-site and a lifeguard is on duty except when otherwise posted. Outside food and drinks are allowed, but glass containers and alcohol are not permitted.
Some subdivisions have pools, and the opening and closing dates vary at the subdivision's discretion. These subdivisions, such as Sea Isle, charge a fee for a pool pass and/or fishing-pier key.
All pools and fishing piers are owned and/or managed by entities other than Sand `N Sea. Facility amenities, costs, and hours of operation are subject to change without notice.
Housekeeping & Linen Service
Our Housekeeping & Inspecting teams take care of each home before every guest. They follow CDC and Vacation Rental Housekeeping Professionals (VRHP) guidelines.
- Hospital grade disinfectants are used before every new arrival. These EPA approved cleaning supplies are rated to kill a variety of germs & viruses, including COVID-19. We use ROOM SENSE 200 on all hard surfaces and Champions Aerosol Disinfectant on all soft surfaces.
- Housekeepers use masks and gloves while cleaning. They pay special attention to high-touch areas like doorknobs, light switches, appliance controls, deck railings, cabinet handles, etc.
- Our commercial laundry sanitizes all towels and sheets while washing them at 160 degrees (your home washer typically reaches 100 degrees).
Each property will be supplied with the appropriate number of sheets and towels based on the property's occupancy. A bath towel, hand towel, and washcloth will be furnished for each guest. There will also be two kitchen towels and potholders.
Standard beds will be made up with linens and bedspreads. Bunk beds, sleeper sofas, or trundle beds will not be made; however, linens will be supplied for each of these beds.
FAQ - Can I have housekeeping during my stay?
At this time, we are not able to offer mid-stay cleans. We are adhering to CDC social distancing guidelines and are focused on utilizing best practices for the benefit of both our guests and our staff members. Our efforts to mitigate risk prevent us from adding additional chances of exposure to illness. We appreciate your understanding.

Easy Reservation Process
- Reserve your house online or by phone.
- Receive contract. The leaseholder will receive an email with log-in information for our secure online portal, GuestWeb.
- Review and Submit. Securely e-sign your Rental Contract, complete Guest Registration & GARM policy agreement forms, elect/decline travel insurance coverage, and make secure payments online.
- Receive a deposit confirmation. Once the contract and the payment have been processed, a deposit confirmation will be emailed to you via GuestWeb.
Your reservation is not confirmed until we approve your signed documents and your payment has been processed.

No hidden fees! The quoted price includes all cleaning and linens, applicable taxes and fees, as well as a non-refundable $50 reservation fee. Travel Insurance is optional but strongly recommended.
Check-in is after 4:00 p.m. Most homes allow you to arrive any day of the week, but some do have an assigned turn day of Monday or Friday (typically only May-August).
Day of check-in:
- Receive a text with the beach house address, Wifi info (if offered at your home) & your code for the key lockbox. This will be sent as soon as your home is ready.
- Use the texted code to retrieve your keys from the home's lockbox.
Please don't pressure our staff to allow you to go to your property before your check-in time. There's plenty to do while you wait – enjoy our beaches, take a walk on the seawall or visit a local attraction. Sometimes, it may be necessary to delay check-in, but that is extremely rare.
If a property becomes ready for early check-in, Sand `N Sea will contact you immediately via text or email. Under no circumstances should guests go to or enter their vacation property before they have received their text notification with the lockbox information.
Check-out time is before 10:00 a.m. Sorry, but no exceptions! We need to get busy preparing for the next Guest.
- Make sure you have all of your belongings.
- Remove all food items.
- Bag all trash and place in trash cans outside.
- Lock all doors.
- Return keys to the lockbox at the home by 10 a.m.
Call us at 409.797.5500 and leave a message with your name and the name of your vacation home, letting us know you've departed. Don’t forget to let us know how much fun you had during your stay!
Beach Club Guest Reward Program
Sand `N Sea's Guest Loyalty Program is simple. Every paid night in a Sand `N Sea beach house earns 180 points. Once you've accumulated 5,000 points, you can redeem them for a free two-night stay in one of Sand `N Sea's Galveston vacation homes from September through April (excluding holidays and special events). Basic Guest Information
Preparing for Your Vacation - What to Bring
You'll want to pack supplies for the house and the beach for your Galveston vacation. Review our list of things to bring for ideas and reminders about what you'll need.
Sand `N Sea provides a starter bag for each guest that includes one each of: kitchen trash bag, dish sponge, small bottle dishwashing liquid, dishwasher detergent pod, bar soap. A single roll of toilet paper will also be in each bathroom upon your arrival.

Items like beach equipment, high chairs, cribs, and rollaway beds are available through local vendors. We'll be happy to refer you to them; call or email our office for details.
The maximum number of guests allowed in each property is listed on our website and on your Rental Contract. All guests and their vehicles must be listed on the Guest Registration form. Exceptions are made only for children under the age of two.
Subdivision restrictions allow a maximum of four cars at each property. Parking is not allowed on streets, lawn areas, or dunes. Parked cars may not impede emergency vehicle access at any time. RVs, campers, and trailers are not permitted on the grounds of any property at any time.
Additional cars, boat trailers, etc. may be parked at the Sand `N Sea office.
All Sand `N Sea vacation properties are non-smoking. Violation of the smoking policy will result in eviction and forfeiture of all monies. In addition, the guest will be charged a minimum of $300 for the additional cleaning of the property.

Internet Access & Mail
We understand that now, more than ever, it can be important for our guests to be able to stay connected while at their Galveston beach house rental. It’s important to plan ahead!
Most, but not all, of our properties include free WiFi access, typically through Comcast or AT&T. Increased demand & intermittent service issues across the West End can impact connection speed, making telecommuting or E-learning difficult. If speed & connectivity are important, we strongly recommend bringing a personal hotspot device.
Please note that internet/cable/Dish service can be unreliable on West Galveston Island. We apologize, but we are not able to guarantee this amenity or offer refunds for disruption of service during your stay.
Mail and/or Packages
USPS will not deliver mail or packages to your vacation home. Due to the abundance of delivery issues guests have experienced, we strongly discourage you from planning to receive packages during your stay.
If you are planning on a delivery arriving during your stay you will need to select & pay for overnight/next day shipping with FedEx or UPS in order to ensure your package arrives. (This prevents final delivery hand-off to USPS). This is especially important for Amazon Prime orders, where they will default to USPS as the final deliverer. Just because Amazon recognizes an address as valid doesn’t mean that USPS will deliver there, or that a package will be retrievable. We are not able to facilitate mail recovery for packages that don't arrive or are placed in locked mailboxes.
