We offer professional in-house maintenance services 7 days a week with timely responses to repair requests, as well as after-hours emergency services. When necessary, we use reliable vendors who are qualified to handle practically any situation, at fair prices - all with no additional mark-ups.

As local professional property managers, we are the "eyes and ears" for your beach house. Our staff monitors your home and is in it regularly to ensure all is well and ready for your guests.

As a founding member of GARM (Galveston Association of Rental Managers) we understand the importance of being good neighbors. We maintain connections to property owners associations and your neighbors; we keep guests informed about subdivision rules as well as local laws. We also enforce rental policies that prevent overcrowding of your home, house parties, and/or parking violations.

As your property manager, we are primarily accountable to you, the property owner. All guests are required to sign a detailed rental agreement and review the rental policies. We rent to families or adult groups over the age of 25, and we do not rent to proms, parties, reunions, etc. We do everything we can to protect your home and your investment.
