Beachfront homes for sale in Galveston offer unobstructed Gulf views. Depending on local dune conservation restrictions, these beach houses may include a private dune walkover. Large decks abound in these listings. Walls of windows and open floor plans take full advantage of the gorgeous views. 

Most Galveston West End neighborhoods include a mix of beachfront, beachside, dry lot and canal homes and lots. If you’re in the market for a beachfront property, watch for sales listings in areas like Sands of Kahala, Sandhill Shores, Sea Isle, Indian Beach, Pirates Beach, and Spanish Grant.

 

Beachside Homes 

Galveston’s beachside homes are anywhere from 2 houses to more than 2 blocks back from the beach. They are all on the south side of FM 3005 (also known as Blue Water Highway or San Luis Pass Road). Views from beachside homes for sale in Galveston vary greatly, depending on the specific lot and architect. West End neighborhoods like Pirates Beach were designed to maximize the Gulf views and privacy, with green spaces and roads set on the diagonal.

What to Look For When Buying a Beach House in Galveston

What size beach house do I need?

First things first, are you looking for a cozy 1- or 2-bedroom weekend getaway? Or, are you considering a larger investment & home that will need to accommodate several families at the same time? The existing number of bedrooms or bathrooms is important. Beachfront, beachside and bayfront homes on Galveston Island are almost exclusively elevated on pilings or stilts. This makes it difficult to expand the footprint of an existing home.

The cost of upkeep is another important consideration when you are determining the size of home you are looking for. Salt and sand are both hard on exterior siding, decks, and outdoor furniture. Larger homes cost more to cool, so consider the age and efficiency of the HVAC system. It’s not difficult to update deck materials, replace an old HVAC unit or upgrade to energy efficient, high impact windows. However, easy doesn’t mean inexpensive! Be sure to include these types of home improvements when calculating your budget.
