Trash pick-up is every Monday.
If there is no space in the large green trash carts outside of your beach house when you arrive, please call our office at 409.797.5500. Our trash relief service will be happy to help!
Jamaica Beach neighborhood guests will need to use the trash bags provided at the home to ensure compliance with that area's short-term rental regulations. Guests in this area have a second trash day, on Thursday.
All guests will need to place all trash in tied plastic garbage bags inside the trash cart(s) under the home.
On Sunday evenings, Sand `N Sea's trash service team will roll the cart out to the street. On Monday evenings, they'll return them to the designated area under the house.
Please be sure to leave a 3-foot clearance around all sides of the cans to ensure an easy pick-up by the City.
Our goal is to provide you with a clean vacation home that's ready for you to sit back and enjoy with your friends and family. Please call the office right away if anything doesn't meet your expectations. Our housekeeping department will correct the issue in a timely and professional manner.
Most homes have locked closets or cupboards for the owners' personal items. Also, most garages are locked and not available for guest use. Please respect these areas and do not attempt to open them.
There should be a charcoal grill at your home when you arrive. If there isn't, please give our Property Services team a call or send an email to [email protected]and we'll bring one to you as soon as possible. Be sure to clean it out when you are done so it's ready for the next guest!
Grilling is permitted on the ground level, only on concrete surfaces. City ordinance prohibits using grills on decks or porches, as it is a fire hazard. Please be sure you clean the grill and dump the ashes before you leave so the next guest finds it ready for use.
Unfortunately for locals and visitors alike, Galveston is home to many little critters, especially during the summer and warmer months. Just like at your house, the American Cockroach (fondly referred to as the "Palmetto Bug"), ants, mosquitos, love bugs, and sand fleas can show up unexpectedly.
We do our best to keep the pests away with thorough housekeeping and routine pest control treatments. You can help by following these tips:
- Keep food in the refrigerator or in sealed packages or containers.
- Clean up all areas where food is prepared and served.
- Clean up spills & crumbs immediately and don't leave dirty dishes lying around.
- Don't leave doors open and be sure to bring bug repellant for your outdoor excursions!

Maintenance & Emergencies
Sand `N Sea has a terrific in-house maintenance staff available seven days a week to take care of everything from routine maintenance to unexpected plumbing problems.
If you have a maintenance issue, please call our office at 409.797.5500 immediately.
For security issues including noise complaints, occupancy concerns, parking, etc., please call the Galveston Association of Rental Managers' (GARM) 24/7 security line at 409.682.3603.
Occasionally, it may be necessary for our staff to enter the home for repair, care, or management of the property. If this is necessary during your stay, we will make every effort to notify you in advance so we don't disrupt your vacation.
Troubleshooting
We've assembled some quick tips below for our most common service calls from guests. Take a look to see if there's a quick fix available, or reach out to our office at 409.797.5500. Our Property Services team is available 24/7 to help with any unexpected issues!
If you're having trouble, first check to make sure that the access doors are closed on all levels of the home. The elevator will not operate if any of those doors are open.
Residential elevators can be temperamental, and their operation cannot be guaranteed. Every effort will be made to facilitate a timely repair if needed, but technician appointments and replacement parts can be difficult to secure quickly.
All of our homes are controlled by a central air and heating system set at auto 72 - 75 degrees. If you need to adjust the temperature during your stay, please be conservative. When you push the temperature down too far, too fast, you run the risk of causing the compressor to freeze, which will leave you without cold air. The same thing can happen if you leave windows and doors open when the A/C is turned on.
Each home offers different entertainment amenities, and are up to the preferences of the homeowner. Internet, telephone, cell service, cable, and Dish TV service can be unreliable on West Galveston Island. Our Property Services team will be happy to try and address any issues that arise during your stay, but we can't guarantee that those providers will be able to address the problem during your stay.
If you are experiencing internet or cable connectivity issues, first check to make sure the modem and/or cable box are plugged in and powered on. We experience power surges on the West End, and sometimes they need to be reset: unplug it, allow it to sit for 2 minutes, and then plug it back in.
The number one call we get from guests checking in is "my refrigerator and freezer feel warm".
Please keep in mind that, on check-in day, the refrigerator has typically been open for an extended time for cleaning. If you feel like yours isn't working, here are a few things to try:
- Controls should be left on the MEDIUM setting. For example, "C" and "5" for most GE units.
- When the controls are turned to the max settings, a defrost cycle can occur. When this happens, the coil can freeze and unit will not cool. To reset, turn both controls to the OFF position for a few minutes, then return to the MEDIUM position.
- When large quantities of warm groceries are put into an empty refrigerator, it takes approximately 12 hours for the unit to cool the food and drinks. They'll come to temperature faster the longer you leave the doors closed.
- Don't place watermelons or large quantities of canned drinks in the fridge immediately. Place them in a cooler with ice first to give the unit time to cool perishable items first.
To avoid unpleasant odors, do not store fresh seafood in the refrigerator. Use your own cooler or ice chest.
Many ovens are self-cleaning. If the oven door is locked upon your arrival, make sure the cleaning cycle is finished and check for a release switch which will unlock the door. The oven won't work as long as the door is locked.
To avoid clogging the kitchen sink, do not use the disposal for shrimp shells, carrot/potato peels, celery, or coffee grounds.
Do not flush non-degradable objects (feminine napkins, tampons, wipes) down the toilet. Also, please don't flush excessive amounts of paper products down toilets.

Beach Rules
The City of Galveston & the Galveston Park Board work hard to maintain Galveston beaches for the enjoyment of everyone. All of the current ordinances can be viewed online at your convenience. We've outlined the ones we get asked about the most below, for your convenience.
Dunes are an important part of our barrier island ecosystem. They provide homes to crabs, nesting shorebirds, and more. They are also our first line of defense against storm surges and seasonal high tides. It is illegal to walk on or disturb dunes. Please make sure you and your guests are only using designated crossovers or previously cleared paths.
Bonfires are not allowed on Galveston beaches. (Sec. 8-9)
City ordinance prohibits fireworks everywhere on Galveston Island - including the West End - all year long. They are not allowed at beach houses, on decks, walkways, driveways, yards, or dunes, and they are not permitted on beaches.
Leash Law
All animals, including but not limited to dogs, must be on a leash. The leash must be 6' long or shorter. (Sec. 8-8.1)
